These Terms govern your access to and use of MyLeaseSource.com (the “Site”) and the lease-preparation services offered through it (the “Service”). Please read them before creating an account.
By ticking “I agree to the Terms and Conditions” during registration, or by otherwise accessing or using the Service, you agree to be bound by these Terms. If you do not agree, do not register for or use the Service.
If you are agreeing on behalf of a company, partnership, trust, or other entity, you represent that you have authority to bind that entity, and “you” refers to that entity.
MyLeaseSource.com lets a property owner submit the details of a proposed Florida residential tenancy through an online form. Those details are used to prepare a lease document, which is made available to you through your account when it is ready.
Nothing on the Site is a substitute for advice from a lawyer about your specific circumstances. If your situation involves an eviction, a dispute, a commercial tenancy, or anything outside a routine residential lease, seek advice directly from an attorney.
The lease we prepare reflects the information you submit. You are responsible for the accuracy and completeness of everything you enter — property address, dates, rent and deposit amounts, the names of owners, tenants and guarantors, and any special provisions.
You represent that you have the right to provide the information you submit, including information about other people such as prospective tenants and guarantors, and that you will provide those people with any notice required by law.
We are not responsible for consequences arising from information that is inaccurate, incomplete, or submitted without the necessary authority.
Any fees for lease preparation, along with what they cover and when they are payable, are disclosed to you before you incur them. Unless stated otherwise in writing at the time, fees are payable per lease request and are not refundable once preparation has begun.

To operate the Service we collect and store the account details you register with, the lease information you submit, and records of how the Site is used — including page requests, IP address, browser and device type, referring page, and any campaign parameters in the link you arrived through.
We use this information to provide and improve the Service, to prepare your lease documents, to communicate with you about your account and requests, and to keep the Site secure. We do not sell your personal information.
Lease information you submit is shared with the attorney and support staff who prepare your documents. We may also disclose information where required by law or to protect our rights or the safety of others.
The Site relies on third parties to function, including an email delivery provider for account and notification messages, an analytics provider to understand Site usage, and a bot-protection service on our forms. These providers process limited data on our behalf under their own terms and privacy policies.
The Site, its design, text, and underlying software are owned by MyLeaseSource.com or its licensors and are protected by intellectual property law. These Terms grant you no right to use our names, logos, or branding.
The completed lease document prepared for you is yours to use for the tenancy it was prepared for.
The Service is provided on an “as is” and “as available” basis. To the fullest extent permitted by law, we disclaim all warranties, express or implied, including any implied warranties of merchantability, fitness for a particular purpose, and non-infringement.
We do not warrant that the Site will be uninterrupted, timely, or error-free, and we do not warrant any particular outcome from the use of a document prepared through the Service.
To the fullest extent permitted by law, MyLeaseSource.com and its owners, employees, and contractors will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any lost profits, lost rent, or lost data, arising out of or relating to your use of the Service.
Our total liability for any claim relating to the Service will not exceed the amount you paid us for the lease request giving rise to the claim.
Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you.
You may stop using the Service at any time and may ask us to close your account by writing to noreply@myleasesource.com. We may suspend or close an account that we reasonably believe has breached these Terms or is being used unlawfully. Sections that by their nature should survive termination will survive it.
We may update these Terms from time to time. When we do, we will change the effective date at the top of this page. Material changes will be communicated to registered account holders by email. Continuing to use the Service after a change takes effect means you accept the updated Terms.
These Terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws rules. You agree that the state and federal courts located in Florida have exclusive jurisdiction over any dispute arising out of or relating to these Terms or the Service.
